The average home in Washington County was on the market for $226,875 in April, up 0.8% from the previous month’s $225,000, an analysis of Realtor.com data shows.

Compared to April 2023, the average home price fell 5.5% from $234,948.

Washington County’s average home was 1,829 square feet, listed at $115 per square foot. The price per square meter of homes for sale has increased by 13% since April 2023.

Listings in Washington County improved rapidly, with an average listing of 36 days compared to April’s national average of 47 days on the market. In the previous month, homes were on the market for an average of 45 days. Approximately 78 new homes came onto the market in April, an increase of 2.6% compared to the 76 new homes in April 2023.

Realtor.com’s average home prices may exclude many or even most of the homes on the market. Price and volume represent single-family homes, condominiums, or townhomes only. They include existing homes but exclude most new-build homes and pending and conditional sales.

In Oklahoma, median home prices were $300,000, up slightly from March. The average Oklahoma home for sale was 1,889 square feet, priced at $161 per square foot.

In the United States, the average home price was $429,950, up slightly from the previous month. The average American home for sale was listed at 1,840 square feet, priced at $230 per square foot.

The average list price for homes used in this report represents the midpoint of all homes or units listed during the given period. Experts say the median provides a more accurate picture of what’s happening in a market than the average list price, which would mean taking the sum of all list prices and then dividing it by the number of homes sold. The average may be distorted by a particularly low or high price.
